East Vancouver Duplex

Duplexes are the closest thing to a detached house that you will find in Vancouver. Each duplex is set up differently but the most common types are either front and back duplexes or side by side duplexes. As I am sure you have figured out front and back duplexes typically give access of the front yard to the owner of the front duplex and the owner of the back duplex has access to the back yard. Side by side duplexes are more common on wider lots are less common in Vancouver. They typically split the front and back yards in half. Often times they are identical homes just mirror images of each other. In both scenarios garages are typically split in half with each owner having access to a half.

Some duplexes may have strata fees to maintain the exterior of the building and yard maintenance while others are non-conforming stratas. Non-conforming stratas seem to be much more common with newer developments as owners of duplexes often want to avoid paying a monthly maintenance fee.

Prices of duplexes vary greatly as well. In 2015 there were 194 1/2 duplex sales. Of these 194 sales the lowest priced sale was an 846 sqft duplex that sold for $501,000. The highest priced sale was a 4 bedroom, 2,300 sqft duplex that sold for $1,505,000. The average 2015 sale was $902,000.
