Townhomes are a great option for families that need a little more space but still enjoy the ease of being part of a strata. It allows owners to lock up their home and leave without having to worry about cutting the grass or taking care of a yard. Typically the majority of the heavy work is done by the strata and your sole responsibility is the inside of your unit and potentially a small section of an outdoor area. Young families who have outgrown their downtown condo typically find townhome living ideal. You have your own front door and do not need to worry about an elevator, you have more space, typically some outdoor area and yet you do not need to worry about replacing the roof, cleaning the gutters or repainting the exterior of a home. It can be a great stepping stone before making the lunge into the detached market.
As detached prices continue to soar the townhouse market is a great option for those with a more limited budget. Depending on the area, builder, size and current supply townhome prices in East Vancouver can fluctuate greatly. In 2015 there were 364 Townhome sales in East Vancouver. The lowest priced sale was a small 1 bedroom on Triumph Street that sold for $295,000. The highest priced sale in 2015 was a 2,100 sqft townhouse on E 7th for $1,410,000. Similar to all properties there are wide discrepancies in pricing but in 2015 the average townhouse sale in East Van sold for $635,000.
